Do you modify plans?

Depending on the work requested we can do custom modifications. Extensive structural modifications will be assessed as new plans.

How do I print my plan?

  1. Download your PDF purchase to a desktop or any device with a PDF reader. 

  2. Email the PDF to a local printing store and request 24" x 36" black & white ARCHD size prints (your downloaded plan will indicate which paper size to request on the Project Details sheet).

  3. You can print as many copies as you need for your project.

    If you prefer to order prints online just purchase your plan and email or upload it to an online printing company. They will print and ship your documents usually within 2-3 business days. Here’s a short list of online companies that you can use:

What's included in a building plan?

A typical house plans is drafted to current IRC code and includes,

  • 3D cover sheet with project details with code notes

  • Foundation plan + details

  • Fully dimensioned floor plan with appliance & plumbing fixture locations

  • Floor framing plan + details

  • Roof framing plan + details

  • Electrical plan (optional)

  • Exterior building elevations

  • Interior kitchen & bathroom elevations

  • Building/Wall cross section(s)

  • Construction & architectural details

  • Door & Window Schedules (sometimes diagrams)

  • Fastener Schedules

How much does it cost to build a small house?

In the United States the average cost to have a house built in 2018 was $150 per square foot. Costs run higher in Western states, especially Western Washington state, Oregon and California. These places can average $200-350 per square foot and higher. Point Roberts averages $200-$300 per square foot.

What happened to the free plans?

If you’re a long time follower you know that until April 1, 2017 we had an open source free house plans program. Unfortunately people began selling these plans and we had to spend weeks issuing DMCA takedown notices to Ebay, Etsy and other third-party sites. As a result we ended the program.

We also receive calls and emails from people, mostly teachers, requesting free plans. We respectfully request that you do not email asking free plans and services. If you're a teacher, teaching is your livelihood. Design work is our livelihood. Plans are inexpensive and can be purchased and used for teaching purposes. This mean you can use these plans in classrooms while supporting a business at the same time.

Do plans have a wet-stamp?

We do not stamp plans from our office. Is Washington state we can have plans stamped for an additional fee. However, most plans do not require stamps from engineers or architects. If for some reason a plan requires engineering it should be done in the state the house will be permitted. In Washington State we assist clients with engineering requirements (additional fees apply).

What size paper should I use to print my plans?

Most plans are designed to be printed on the industry standard paper size, which is 24" x 36"

Please note: Building departments generally prefer black & white prints. 

Can I sell your plans? Do you have an affiliate program?

  • No. You may not upload, download, sell or otherwise distribute any plan from THE small HOUSE CATALOG without written permission. Feel free to email us with your ideas but never sell plans without written permission. This is illegal copyright infringement and will get you into serious legal trouble.

  • We do not have an affiliate program.

What's your refund policy?

Plans, models and services are all delivered as digital goods and are non-refundable. We stand behind our products and client satisfaction is important to us however our creative works are delivered via an internet download as "intangible goods" and we do not offer refunds for this reason. 

What types of buildings can you design?

We can design any size house, accessory dwelling unit (ADUs), tiny house on wheels, cabin, cottage, garage, studio, office or work space, backyard building, shed, barn, even small commercial space, and more. We can also work with clients in the United States or Canada and have designed projects from 100-4,000+ square feet. You can see some of our larger scale projects in Point Roberts.

Can I build one of your plans for resale?

Sure, your purchase includes a license to build one house from the downloaded plan to use for personal or professional purposes. If you choose to build more houses from the same plan simply purchase another plan for the license.
