    Typical scaled ¼” - 1’ floor plan showing dimensions, rooms, windows, doors, appliances and fixture types and locations.

  • Electrical & HVAC

    Typical ¼” = 1’ scaled electrical and HVAC plan suggesting locations for switches, outlets, appliances, heating, cooling, and ventilation.

  • Foundation & Floor Framing Plan

    Typical scaled ¼” = 1’ scaled structural foundation and floor framing plan, when applicable. Most plans are designed using high performance, super-insulated, concrete slabs designed to manage slope equally to that of a crawl space.

  • Roof Framing Plan

    Typical ¼” = 1’ scaled tructural roof framing plan. Most plans call out for trusses, which can be designed to manage all snow loads. Note: some smaller plans use standard timber framing.

  • Elevations

    Typical ¼” = 1’ scaled elevations showing all exterior views of the design. Dimensioned to display selected elevation heights, window heights, etc.

  • Cross Sections

    Typical ¼” = 1” scaled cross sections showing materials, dimensions, framing information, and more.

  • Kitchen & Bath Views

    Kitchen & Bath Views

    Standard ½” = 1’ and sometimes ¼” = 1’ select interior views, generally kitchens, bathrooms, fireplaces, stairs, etc. Note: not all plans demand such detail and these sheets generally appear in larger plan sets.

  • Foundation Details

    Large scale (typically 3” = 1’) drawings with super-insulation details that can easily modified as much as needed.

  • Wall Envelope Details

    Large scale (typically 3” = 1’) drawings with super-insulation details that can easily modified as much as needed.

  • Near passive house window and door insulation details

    Window & Door Flashing Details

    Large scale (typically 3” = 1’) drawings with super-insulation details that can easily modified as much as needed.

  • Roof Details

    Large scale (typically 3” = 1’) drawings with super-insulation details that can easily modified as much as needed.

  • Deck & Porch Details

    Large scale (typically 3” = 1’) drawings with super-insulation details that can easily modified as much as needed.

Notes:

  1. Each plan has unique design that may or may not include all of the following example sheets.

  2. Plans that can be prescriptively designed per IRC will include braced wall design with applicable details.

  3. Structural engineering reviews will be required for more complex architecture, especially in seismic and high wind areas. You will learn if your design requires engineering during the initial building department pre-screening with your selected plan. Note: the PDFs are created to work seamlessly with engineering and can be redlined, as needed.

  4. Most plans feature super-insulation and advanced air-sealing strategies and incorporate controlled ventilation using HRV and ERV systems. These features, specifically foundation, wall and roof insulation, can be easily expanded, reduced, or removed, based on local code requirements and the type of performance desired. Plans exceed IECC guidelines and all energy codes in the US and Canada.

  5. Once purchased, your plan can be emailed to local design professionals, including draftspeople, architects, and engineers, for both elective and code required modifications. CAD is available for all plans and can be purchased here.
